  1. Custom Rent to Own

 

This is our most popular program. We have an initial consultation in which we find out exactly what you are looking for. We will talk about the price range, monthly payment, size, and location. We will then go and “find” that property for you. After our initial consultation, you can expect that we will have found a property for you within 30 days, and in many cases much less. If you approve the home, you will need to put down between 2.5% - 3% of the purchase price of the home once we locate it. If you don’t have 2.5%, but have at least 1.5% of the purchase price, we may be able to finance the rent of the upfront payment into a monthly payment plan. To get started, we charge a very small processing fee. This program is right for people who have at least 2.5% down, but we will consider those with as little as 1.5%.

 

  1. Rent to won a home we already have

 

The financial requirements are the same as the “Custom Rent to Own”. You can check our website or remain on our mailing list for new updates. These properties are usually homes that we stumble across during our custom searches. You can visit our website and sign up for updates, to find our about new homes as we get them. There is no charge to view the homes in our inventory. This program is right for people who have at least 2.5% down, but we will consider with as little as 1.5%.

 

  1. Rent to Own Consultation

 

Do you want to buy your dream home with little or no money down? Do you want to pay below market rent and get an excellent purchase price? Are you the do-it-yourself kind of person? This is your program. You will work 1-on-1 with David Lee, “The Lease Purchase Coach”. He will train you how to find you rent to own home without dealing with the traditional hassles of banks and credit checks. He will show you how to negotiate with sellers, lock up your dream home, provide you with contracts that will protect your interests, and much much more. We charge an upfront fee for our consultation services. This program is right for those who do not have at least 1.5% to put down on a property, or just don’t want to put anything down.   1. Rent to Own (Lease Purchase) Home Study Package

 

This has almost all of the information that you would learn from working by hiring me as a consultant (program 3). However, it is condensed into a home study package. The home study package consists of a 4 disc set on Lease Purchasing (AKA Rent to Own). There is one DVD disc that is devoted to showing you how to find your own rent to own home. It has all the correct contracts and forms that you need to protect your interests. The home study package also comes with one phone consultation with David Lee, “The Lease Purchase Coach”.
